Privacy Policy
Effective Date: June 9, 2026 — Eannarino Law, P.A. d/b/a The Deed Lawyer
1. Scope
This Privacy Policy applies to the website and self-service deed preparation platform located at thedeedlawyer.com (the "Platform"), operated by Eannarino Law, P.A., a Florida professional association ("Firm," "we," "us," or "our"). It describes how we collect, use, store, and protect information you provide when using the Platform.
This Policy does not apply to information collected through other Firm websites, in-person consultations, or matters opened outside the Platform.
2. Information We Collect
Contact and identity information. Name, email address, and phone number collected during the intake process.
Address information. Mailing address and Florida property address provided during intake.
Transaction parties. Full legal names, marital status, and address information for transferors (grantors) and transferees (grantees) as required to prepare the deed.
Identity verification data. If identity verification is required, you will be directed to a third-party identity verification service provider retained by the Firm. That provider collects and processes government-issued identification documents and biometric data directly. We receive only a verification status result — we do not receive, store, or process your raw identity documents or biometric data on our systems.
Payment information. Payments are processed through a licensed legal payment processor via eCheck/ACH. We do not collect, store, or have access to your bank account information, routing numbers, or any non-public financial information. All payment data is handled exclusively by our payment processor on its secure infrastructure.
Property data. Property identification data, including parcel control number (PCN) and assessed property value, collected in connection with preparing your deed.
Usage data. Standard server logs, browser type, IP address, and session data collected automatically when you use the Platform.
3. How We Use Your Information
We use the information collected solely to:
- Prepare and deliver your Florida deed and related documents;
- Verify the identity of transferors as required by the Firm's fraud-prevention protocols;
- Process payment for legal services;
- Communicate with you by email regarding your matter;
- Comply with applicable law, Florida Bar rules, and court orders; and
- Maintain records as required by the Firm's document retention policy.
We do not use your information for marketing purposes, behavioral advertising, or data analytics unrelated to your matter without your express consent.
4. How We Share Your Information
Your information is kept strictly confidential and is never sold or shared with third parties for commercial purposes. We share information only as follows:
- Identity verification. Information you submit for identity verification is processed by a third-party identity verification service provider retained by the Firm. That provider's privacy policy governs the data it collects.
- Payment processing. Payment information is processed by a licensed legal payment processor retained by the Firm. That processor's privacy policy governs the data it collects.
- County recording. Your deed and the information it contains become part of the public record upon recording with the applicable Florida county clerk of court, as required by Florida law.
- Legal obligation. We may disclose information if required by subpoena, court order, or applicable law, or to protect the rights and safety of the Firm or others.
- Professional responsibility. Disclosure may occur as permitted or required under the Florida Rules of Professional Conduct.
5. Attorney-Client Relationship and Confidentiality
Information you submit through the Platform in connection with a deed preparation matter is protected by the attorney-client privilege and the Firm's duty of confidentiality under Florida Bar Rule 4-1.6 once an attorney-client relationship is established. An attorney-client relationship is established only upon the Firm's acceptance of your matter following payment, identity verification, and attorney review — not merely by submitting the intake form.
6. Documentary Stamp Tax
Florida law imposes documentary stamp tax on certain deed transfers. Where documentary stamp tax is owed beyond the nominal amount, the Firm will contact you by email with instructions for remitting those funds prior to recording.
7. No SMS Communications
The Platform does not send SMS or text message communications. All communications are conducted by email only.
8. Data Retention
Matter records, including documents and correspondence, are retained for a minimum of seven (7) years from the date the matter is closed, consistent with Florida Bar guidelines. Identity verification records are retained only as long as required to complete the matter and satisfy applicable legal obligations. You may request deletion of pre-engagement data (submitted before an attorney-client relationship is established) by contacting the Firm at the address below.
9. Security
We implement reasonable technical and administrative safeguards to protect your information, including encrypted data transmission (TLS), access controls, and secure third-party infrastructure. No method of transmission over the Internet is completely secure; we cannot guarantee absolute security.
10. Children
The Platform is not directed to individuals under 18 years of age. We do not knowingly collect personal information from minors.
11. Changes to This Policy
We may update this Policy from time to time. Material changes will be posted on this page with an updated effective date. Continued use of the Platform after changes are posted constitutes acceptance of the revised Policy.
