Not sure which deed you need?
You booked a consultation. Now you're waiting two weeks.
Your estate plan is sitting in a queue. You made one phone call and then — nothing. An attorney will get to you when they get to you.
You called three law firms. Nobody would tell you the price.
"It depends" is not a price. Hourly billing for a document you can't see yet is a bet you didn't sign up for.
You found a form online. Now you're not sure it's right.
A downloaded form doesn't know your county, your property, or how Florida law applies. Getting it wrong costs more than doing it right the first time.
You need a specific deed — and nobody's explaining the difference.
Lady bird deed, quitclaim deed, deed to a trust. Every attorney assumes you already know which one you need.
Answer a few questions about your property
Tell us your county, the property address, and what you're trying to do. About 10 minutes. No paperwork required to start.
Pay the flat fee and verify your identity
Your fee covers attorney preparation and review. Identity verification (IDV) confirms we're preparing your deed from the correct recorded instrument — protecting you against deed fraud and seller impersonation.
Sign your deed — we record it immediately after
Your completed deed is delivered with signing instructions. Once signed, we submit it to your county clerk for recording immediately — you don't file anything yourself. County recording turnaround varies; our submission happens right away.

Why the consultation?A lady bird deed is powerful — but it’s not right for every situation. The attorney review confirms your property qualifies, flags any homestead or title issues, and makes sure you understand what the deed does and doesn’t do before it’s recorded.

A deed's validity depends on its content and execution — not on where it was prepared. Florida law (§ 689.01, Fla. Stat.) requires a proper legal description, grantor and grantee identification, signature, notarization, and two witnesses. Every deed prepared here meets those requirements. Once signed and returned, we submit it to your county clerk for recording immediately.
You are not required to hire your own attorney. This platform is supervised by a licensed Florida attorney who prepares and reviews your deed. No separate engagement is required. If your situation involves litigation, a contested title, or a court order, this platform may not be the right fit — contact Eannarino Law directly.
Most deeds are prepared the same day — typically within hours of payment and identity verification. When the attorney needs additional information from you, or when grantors cannot sign via RON, turnaround times will be longer. If a complication arises, we contact you before proceeding.
No. Once your deed is signed and returned to us, we submit it to your county clerk for recording immediately. You do not need to go to the courthouse or mail anything yourself. The county clerk's processing time varies (typically days to a few weeks depending on the county), but our submission happens right away.
An attorney prepares and reviews every deed on this platform. If the county rejects the deed for a preparation error on our end, we correct it at no additional cost. This platform is not a title insurance product and does not guarantee a clear chain of title — but every deed is sourced directly from the recorded instrument and reviewed for Florida-specific compliance.
Quitclaim deed — transfers ownership interest without warranty; common for family transfers and corrections. Lady bird deed (enhanced life estate deed) — retains control during life, transfers automatically at death, avoids probate. Warranty deed — transfers with full title guarantee; common in arm's-length sales. Deed to revocable living trust — transfers property into your trust without triggering a due-on-sale clause under Garn-St. Germain. Corrective deed — fixes an error in a previously recorded deed; final pricing is determined after attorney review of the existing instrument, and a minimum intake fee applies.
If a current title holder is deceased, an affidavit must be prepared and recorded alongside the new deed to clear title. This is an additional service (+$125). The affidavit preparation requires an original death certificate — you can upload a scan through the intake form and mail the original to our office: 7000 SE Federal Highway, Suite 305, Stuart, FL 34997. During intake, you will be asked whether anyone else on title is deceased or unable to sign the new deed.
Identity verification (IDV) protects you — and the buyer — against deed fraud and seller impersonation, which are real and growing problems in Florida real estate. We verify the identity of every grantor before preparing any deed. This confirms we're working from the correct recorded instrument and that the person authorizing the transfer is who they say they are. IDV is included in your flat fee and handled through a secure, automated process.
Most deed transfers — adding a co-owner, funding a trust, avoiding probate with a lady bird deed — are made for nominal consideration (typically $10.00) and incur minimal or no documentary stamp tax. However, if a grantor is removing themselves from title entirely and transferring to a new grantee, Florida law treats this as a taxable transaction regardless of whether money changes hands, and documentary stamp taxes are calculated on the property's fair market or assessed value. If we identify any potential tax due during intake, we will contact you and walk through the implications. All tax amounts that are due above the nominal taxes shown here must be collected before recording.
The deed preparation fee is earned upon receipt and is non-refundable once payment is submitted, except in one case: if the Firm declines to accept your matter after attorney review, your service fee is refunded in full within ten business days. Documentary stamp taxes and e-recording fees for nominal-consideration transfers are collected at checkout along with the flat fee. If your transfer is identified as taxable, we'll walk you through the tax implications before any additional amount is due — nothing further is collected unless and until you decide to proceed.
Skip the waiting room. Get a professionally prepared deed by a licensed Florida attorney — flat fee — without leaving your home.
